Before You Request Service...

Here are some easy things you can check before you inquire about maintenance.

Bathroom Tiles

Toilet Not Flushing

  1. Check the water supply: Ensure that the water supply valve, located behind the toilet, is fully open. 

  2. Check the tank: Lift the lid of the toilet tank and check if the chain connecting the flush lever to the flapper is connected and working properly. 

  3. Check the drain: If there's an obstruction in the drain, it can cause the toilet to not flush properly. Try using a plunger to clear the blockage. If this doesn't work, a plumber may need to be called to clear the obstruction.

Thermostat

No Heat or A/C

  1. Check the thermostat: Make sure the thermostat is set to the correct temperature and that it is on the appropriate setting (heat or cool). 

  2. Check the air filter: A dirty air filter can cause the HVAC system to malfunction. Check the air filter and replace it if necessary.

  3. Check the circuit breaker: If the circuit breaker has tripped, the HVAC system may not be receiving power. Check the circuit breaker and reset it if necessary.

No Power

  1. Check if there is a power outage in the area by contacting the power company or checking online.

  2. Check the electrical panel or fuse box to see if any breakers have tripped or fuses have blown. If any have, reset the breakers or replace the fuses and see if power is restored.

  3. Check if any GFCI outlets have tripped. These outlets are typically found in the bathroom, kitchen, or outside and have a reset button. Press the reset button to restore power.

Smoke Detector Beeping

  1. Locate the smoke detector that is beeping.

  2. Use a safe ladder if necessary to reach the smoke detector.

  3. Press the button on the smoke detector to test it and confirm that it is the one beeping.

  4. Remove the cover from the smoke detector.

  5. Replace the battery with a new one.

  6. Put the cover back on the smoke detector.

  7. Test the smoke detector again to make sure the beeping has stopped.

No Hot Water

Make sure that the water heater is turned on and that the temperature setting is high enough to provide hot water.

 

If the water heater is electric, check that the circuit breaker hasn't tripped.

 

If the water heater is gas-powered, check that the pilot light is lit. Most newer hot water heaters present a lit code. Take a picture of that with your maintenance request and we can forward it along to our plumbers.

Fridge Not Working

  1. Check the power: The tenant should ensure that the fridge is properly plugged into the wall socket and that the socket is functioning.

  2. Check the temperature settings: The tenant should check that the temperature settings on the fridge are set correctly. The temperature control knob may have been accidentally turned, resulting in the fridge not functioning correctly.

  3. Check the door seals: The tenant should check the door seals to ensure that they are tight and secure. A loose door seal can cause the fridge to not function efficiently.
